Canyon Ranch Highlands Ranch Condos - About The Neighborhood

Built in 1997, Canyon Ranch is located on the northern border of Highlands Ranch at the southwest corner of Colorado Blvd and County Line Rd. The neighborhood has its own pool, hot tub, clubhouse and small workout room. In addition, owning a condo in Canyon Ranch give you access to the Highlands Ranch Community Association and its four rec centers with pools, weight rooms, classes and so much more.

In the past, noise was a bit of an issue from County Line rd. However, recently a sound barrier wall was built shielding the northern border of the complex from the noise of the road. A few units in buildings bordering the south edge of the complex have sound issues with C-470 traffic, but it generally affects only those few units facing the highway.

Canyon Ranch Highlands Ranch Models and Sizes

Canyon Ranch Highlands Ranch has a variety of condos with one, two and three bedrooms. The one bedroom units have just under 800 square feet and the large, three bedroom condos have nearly 1,300 square feet. Every unit utilizes a hot water / forced air heating system. This means that there is no furnace to break down and the heating bills are much lower than a traditional gas furnace. In addition, every unit has its own private porch and a full size washing machine and gas powered dryer.

Each building in Canyon Ranch is two stories tall and has eight total units. So every home is a corner unit and either a penthouse unit or an easy access ground floor condo.

Canyon Ranch Highlands Ranch Parking

Each condo comes with either a detached carport or a detached garage and there is plenty of extra parking for second cars or guests. In my many years of showing and selling property in Canyon ranch Highlands Ranch, I have never had an issue finding a parking space. This ample parking is not found at all other Highlands Ranch condos.

Canyon Ranch Highlands Ranch Prices

Depending on condition, one bedroom homes in Canyon Ranch typically sell for between $100,000 and $120,000. However, I have seen a few bank owned one bedrooms in that area sell in the high $90,000's. Two bedrooms are generally between $120,000 - $140,000. The variance in price can come from location within the complex, upgrades, flooring and views. Three bedrooms sell as low as $150,000 to as high as $170,000 for the nicest homes with granite, hardwood floors and a garage.

As mentioned before, each unit either has a carport or a one car garage. As with other highlands Ranch condos, units with a one car garage typically sell for $7,000 - $10,000 more than a comparable unit without a garage.

Canyon Ranch Highlands Ranch is a great, affordable community that anyone considering Highlands Ranch condos should put on their list to see before they make a home purchase. With its great amenities and spacious condos, there's a reason it's the most popular condo complex in Highlands Ranch.
